Skilled Maintenance Technician - F/T

Are you skilled in one or more trades? Do you like the variety of general maintenance and special projects? At Bethany the role of Skilled Maintenance Technician primarily performs general maintenance duties both on the interior and exterior of the building and grounds and makes a significant contribution in keeping the community clean, safe and enjoyable for residents. ESSENTIAL JOB FUNCTIONS >Comply with all Bethany Community Services Policies and Procedures such as, but not limited to company operating and safety standards. Promote safe work practices among on-site staff. Follow specific departmental policies and procedures as instructed. >Responsible for assisting in the maintenance and upkeep of the property, including building, facilities, and grounds, both indoor and outdoor. Instruction on tasks and responsibilities that need to be completed on a regular basis will be provided by the supervisor. * >Diagnose and repair problems in such areas as HVAC, electrical, plumbing, major appliances, carpentry, emergency systems, flooring, hardware accessories, masonry, painting/wallpaper, water features (pools, spas, etc.) and waste management systems. Caring for exterior grounds, mowing, trimming, seeding, raking, gardening, pruning, etc. as needed. Snow removal by plowing, snow blowing, shoveling, and spreading salt/sand as needed. * >Able to frequently use general maintenance tools, supplies and equipment such as, but not limited to, hand tools, pressure washers, blowers, paint equipment, pool chemicals, ice removal equipment, ladders, landscaping equipment, sanders and safety equipment. >May supervise the work of other associates and outside contractors. >Perform turn-key work as required to ensure vacant apartment homes are rent-ready in a timely manner. * >Setting up areas for activities and events. This may include arranging and re-arranging furniture (tables, chairs, etc.). >Communicating with staff from all departments regarding departmental needs for maintenance issues. * >Responding timely to work order requests. * >Preparing for regular inspections as required. >Perform trash removal and removal of recyclables on a regularly scheduled basis. >Responsibility for on-call duties and back-up responsibilities on a regular rotation. On-call responsibilities are for seven days and include all off-hours (lunch time, nights, weekends & holidays). >Communicate with supervisor(s) regularly regarding building issues and apartment turnovers. >Maintain appropriate care of all equipment and tools. >Driving company vehicles may be required on occasion. This would include a mini-bus, van, dump truck, pick-up truck and other vehicles. >Maintain a sense of the well-being of residents, reporting any concerns to the supervisor. >Be on-call in the event of an emergency at any property owned and/or managed by Bethany Community Services. >A flexible schedule may be required depending upon the organization’s needs and schedule. This may include early morning, evening, and/or weekend hours for events and/or projects. >Ensure compliance with all federal, state and local laws, specifically Fair Housing regulations, building codes and environmental laws and regulations.
